The spaces that move fastest are almost always second-generation medical offices — not raw office conversions. If opening speed matters to your practice, start your search there.

The most expensive mistake I see healthcare tenant The most expensive mistake I see healthcare tenants make isn't overpaying on rent. It's treating medical space like regular office space. In northern New Jersey, a space can look perfect on paper and still fail — because of parking, plumbing, power, and HVAC that simply don't work for patient flow. That usually costs people time first, then money: redesigns, delays, and build-out surprises that nobody budgeted for. Before you fall in love with a space, ask whether it actually supports your practice. That question should come before the lease, not after.
