Last week, we had the pleasure of attending the gr Last week, we had the pleasure of attending the grand opening of The Center for Evaluation and Counseling in Wayne, New Jersey.

This newly completed space is home to a nonprofit organization doing meaningful work—supporting families who are struggling and helping ensure stability at home when it’s needed most.

The ribbon cutting was a special moment, with both the Mayor of Wayne and the Mayor of Paterson in attendance.

What makes this project especially rewarding is the story behind it. Margaret, the organization’s owner, first connected with us over a year ago after losing out on a space she had pursued independently. With tight timelines and unique financial constraints tied to state-funded reimbursements, we had to move quickly—and creatively.

By building a detailed financial model, we structured a lease that:
• Met the landlord’s need for long-term value
• Stabilized rent for the tenant over a 10-year period
• Allowed the organization to plan confidently for the future

The result is a space that works—for the landlord, the tenant, and the families this organization serves.

Seeing the finished office for the first time, and knowing the impact it will have, made this one especially meaningful.
